Bacalangco never regretted giving up her rented apartment in 2005 in favor of a place she eventually owned.

“I think I made the right choice in having my own place at East Ortigas Mansions,” she proudly says. “I have not altered anything here since I moved in. That was seven years ago, but I never had problems here in my unit. What I am changing is just the accessories and furniture I’ve brought in”.

Seeing East Ortigas Mansions in a flyer given to her at a mall in 2005 made her drop early condo options in Taguig and Makati. The building layout and location near her then office in Ortigas Center were enough to convince her to buy a unit there.

Feel-good experiences win in DMCI Homes’ photo contest

DMCI Homes time to really feel goodMANILA, Philippines – DMCI Homes’ homeowners are not only winners when it comes to quality homes, but also winners in terms of good lifestyle because of the relaxing and enjoyable resort-type amenities and environment where they live. Such exhilarating experiences have been captured in photos taken by actual families living at different DMCI Homes communities, with the best images even winning in the recently concluded “DMCI Homes Feel Good Moments Photo Contest.”

Last year’s photo of couple Jovel and Erika Pingol happily lifting their two-year-old daughter Ysabel up in the air on a sunny day in front of the Riverfront Residences’ water fountains won the grand prize in the “My Feel Good Moment” category, while the photo of the Rosewood Pointe Sky Lounge overlooking a panoramic skyline won for Jomar Hilario in the “It Makes Me Feel Good” category.

Following the grand prize entry of Pingol family in the “My Feel Good Moment” category were entries of Jobert Macalalad’s smiling and giggling one-year-old son Mochi of Royal Palm Residences and Lawrence Toledo’s coffee break at the balcony of his Riverfront Residences home winning the first and second place respectively.

Winning first place in the “It Makes Me Feel Good” category is the photo of Riverfront’s Ganges building amid a cloudy afternoon sky taken by Michael Cabrales. Katrina dela Cruz’s photo of the lighted children’s playground at the Mahogany Place 3 won second place.

The three winning photos from each category were chosen from 10 photos that were adjudged finalists in the contest running from Dec. 10, 2011 to March 30. The top three homeowners in each category were awarded plaques of recognition and received P30,000 cash for the grand prize-winning photo, P20,000 for the first place photo and P10,000 for the second place photo.

“We’re very glad that we had this contest to show people that DMCI Homes communities are really family-oriented,” said Cherrie Lyn Cruz, marketing manager of DMCI Homes. She added that the contest also demonstrated the family bonding of homeowners.

“The homeowners really wanted to share their feel good moments that even their children participated,” Cruz said, referring to Toledo’s photo taken by his seven-year-old daughter Lexie. “The family worked together to make that photo possible.”

The photo contest had monthly winners, who were given a free three days and two nights accommodation for two at the Alta Vista de Boracay, and a finals stage wherein the 10 best photos out of more than 200 entries uploaded to the DMCI Homes communities website and Facebook page were chosen by DMCI Homes managers and representatives of its creative unit. The selection was based on four criteria: creativity (40 percent), quality (30 percent), message (20 percent) and audience impact (10 percent). The audience impact was measured by the number of “likes” received by the photos on the DMCI Homes’ Facebook page.

Marubeni-DMCI bags MRT-7 deal

DMCI Official LogoMANILA, Philippines – The joint venture between Marubeni Corp. of Japan and DM Consunji Inc. (DMCI) has entered into a contract with Universal LRT Corp. Limited for construction of the $1.23 billion MRT-7 railway project.

In a disclosure to the Philippine Stock Exchange yesterday, DMCI Holdings said the Marubeni-DMCI consortium signed with Universal LRT an engineering, procurement, construction contract for the Metro Rail Transit System (MRTS) and Intermodal Transportation Terminal of the MRT-7 Project.

The MRT-7 project involves the construction of a 22-kilometer train line with 14 stations which will extend from San Jose del Monte in Bulacan to the corner of North Avenue and Epifanio de los Santos Avenue (EDSA) in Quezon City.

The 14 stations are North EDSA, Quezon Memorial Circle, University Avenue near the University of the Philippines, Tandang Sora, Don Antonio, Batasan, Manggahan, Dona Carmen, Regalado, Mindanao Avenue, Quirino, Sacred Heart, Tala and San Jose del Monte.

The project also includes a 22-kilometer, six-lane highway to Bulacan.

The MRT-7 will be connected to the MRT-3 train line and the Light Rail Transit (LRT) line 1 through a common station in North Avenue.

Universal LRT is a railway firm controlled by diversifying conglomerate San Miguel Corp.

In October 2010, SMC acquired a 51% equity interest in Universal LRT, which holds the concession for the MRT-7. It will have 25 years to operate the train line.

Universal LRT which was owned by a group headed by Salvador Zamora II, was awarded a concession for the MRT 7 project in 2008.

The construction for the project was supposed to take three-and-a-half years but it was delayed due to issues raised by local government units affected by the project.

Other investors in Universal LRT are Hong Kong-based El International Holding owned by businessman Eli Levin from Israel; Redford Assets Ltd. owned by Henry Sy; La Costa Development Corp., and Tranzen which is bound by Zamora; China Railway 18 Group and Merlin Pacific Capital for Canada.

2-Bedroom Unit Below the new VAT threshold DMCI HomesEffective January this year, the Bureau of Internal Revenue, with the endorsement of HUDCC, has effected a higher threshold for value added tax or VAT on real estate products such as lots, house and lots, and other residential dwellings such as condominium units.

Previously, properties priced at P2.5 million below enjoyed VAT-free transactions. Now, the VAT-free ceiling has been increased to properties priced up to PhP3,199,200.

This of course spells great news for millions more Filipinos who are seeking to fulfill their lifelong dream of owning their own home, especially condominium dwellings in the metropolis.  And along with consumers, developer DMCI Homes lauds the move from the internal revenue bureau.

“We commend the government in its firm commitment to provide Filipinos easier and greater access to better housing options,” says Alfred Austria, president of DMCI Homes, the property development affiliate of triple-A and renowned contractor D.M. Consunji Inc.

DMCI joins Philippine Green Building Council, welcomes its first BERDE Professional

DMCI Homes Philippine Green BuildingMANILA, Philippines – DMCI Homes announced an important forward step as part of its “good neighbor” policy. The country’s leading residential developer for middle-income families is now a member of the Philippine Green Building Council (PhilGBC), with one of the company’s architect-managers being certified under the council’s BERDE Program.

PhilGBC is a non-profit organization that promotes sharing of knowledge on green building practices aligned with global initiatives for sustainable built environment. Its members, now including DMCI Homes, are companies involved in the construction industry such as developers, engineering and architectural firms, product suppliers and manufacturers, and contractors.

Joining PhilGBC, according to DMCI Homes Marketing Manager Jan Venturanza, represents a “strong, conscious effort to learn more about smart and sustainable design” for the benefit of customers and, ultimately, the general public. “Our move to learn more about green building practices will hopefully help encourage more people and companies to follow suit.”

Globally, the United Nations Environment Programme (UNEP) estimates that built environment is responsible for 25%-40% of energy use, 30%-40% of solid waste generation, and 30%-40% of green house gas (GHG) emissions worldwide, according to Architect Kim Paulo Quizon, BERDE Program Manager. In the Philippines , “the demand for green buildings has been increasing, as consumers and users are becoming more aware of the environmental implications of the living space.”

In response to the domestic building industry’s need to address the negative impact of climate change in the property sector and to measure the environmental performance of buildings, the BERDE Program or Building for Ecologically Responsive Design Excellence was established by PhilGBC, which it followed with the development of the Green Building Rating System. The rating system was created mainly to address the negative effects of buildings on the environment through proper land utilization, water and energy efficiency, better indoor environment quality, better and greener use of materials, less emissions, and proper waste management.

Before acquiring membership status in PhilGBC and even without formal green certifications, DMCI Homes’ various residential projects satisfied many requirements prescribed by eco certifications. Its pioneering resort-inspired developments have a natural affinity for green and sustainable design:  wide open spaces, lush landscaping, natural lighting and ventilation achieved via Lumiventt technology in high rises and single-loaded corridors and garden atriums for medium-rise condominiums, lush landscaping, and low density living.

In support of continuous learning within its own ranks and in the Philippine property development industry, DMCI Homes is proud that one of its managers, Architect Henry Manuel, who underwent training and examination to become a certified BERDE Professional, was granted certification by the council. He can now guide DMCI Homes in understanding the synergies of BERDE sustainable principles and how these can be applied to the company’s building projects. With a certified BERDE professional on board, Venturanza explained that “we can expect future designs to be more innovative and consciously attuned to sustainable design.”

Some companies have not submitted to the certification process, said Quizon, due to a lack of education about green building and its advantages, as well as a dearth of understanding on the cost that it would entail, failing to consider that the building’s life cycle expenses increase when green measures are not put in place.

Venturanza acknowledges that the ‘greenness’ of a structure does not seem to rank high on the Filipino homebuyers’ list of reasons for purchasing a property, at least for now. “However, when a prospective buyer looks for a new home and wants it to be maaliwalas, naturally well-lit and airy, for example, he doesn’t realize that he’s actually looking for benefits that are by-products of sustainable design.”

Besides helping the environment on a macro-level, unit owners can enjoy lower electricity bills, better scenery and air quality; the ‘greenness’ of the structure helps combat the “sick-building syndrome” common in other condominium-type developments. Venturanza said, “We want Filipino home buyers to be aware that being “green” isn’t just a fad or trend. Sustainable building practices translate to practical benefits.”

MANILA, Philippines – DMCI Homes Communities is spearheading various activities that aim to promote family, education, sports, and fellowship, not just within each residential development but also across the different communities flying the DMCI Homes brand.

Up first was the “Youth Basketball Tournament.” It was launched last April 14, the opening event was hosted by the defending Junior Champions, the Royal Palm Residences community, which is located in Acacia Estates, Taguig City.

This year, the participating communities are divided into two divisions, the North Division (comprised of East Raya Gardens, East Ortigas Mansions, Riverfront Residences, and Tivoli Garden Residences) and South Division (Royal Palm Residences, Rosewood Pointe, Palm Grove, Cedar Crest, and Raya Gardens Condominiums). The basketball tournament caters to 11 to 14 years old called tweens category.

DMCI Homes Communities also treated the participants to fun games as well as snacks, before finally staging the Tournament’s first game of the season, which Royal Palm Residences won over Rosewood Pointe with 68-49 final score.

DMCI Homes’ Community Development unit is also staging the Summer Camp Program 2012 over the vacation break.   The summer camp offered classes in sports, creative and performing arts.

This year’s set of summer camp activities include “The Kids at Art Workshop” which will expose young kids to the various artistic media, such as sand paper drawing, ink stick drawing, water color painting, oil pastel drawing on bubbled paper, chalk and tempera painting, shimmering picture frame, and flour paste batik shirt making.

For kids leaning towards the performing arts, there is the “Acts Dance & Arts Academy” clinic, which is a series of hip hop and modern dance sessions. Sports aficionados can meanwhile engage in more physical activities at the “Futbol Fanatics Soccer Camp,” which will expose kids to fundamental soccer and football training.

MANILA, Philippines – DMCI Homes, the property development unit of Consunji-led firm DMCI Holdings Inc., is eyeing a 20 percent growth in sales and reservations this year, according to a top company official.

DMCI president Isidro A. Consunji said the company is accelerating product launches this year to take advantage of the flourishing property sector, supported by low interest rates.

“Sales and reservations are forecast to rise 20 percent this year from P17 billion in 2011,” Consunji said.

DMCI Homes has earmarked P13 billion this year for the launch of seven new residential projects equivalent to 5,800 units.

The new projects will be a mix of mid-to high-rise vertical community developments, located in key strategic areas within Metro Manila.
Among these new projects include One Castilla Place in Valencia, Quezon City, Zinnia Towers (located along North Edsa, Quezon City), a high-rise development in another prime Quezon City location along A. Bonifacio Street; Verawood Residences in Acacia Estates, Taguig; Torre de Manila a high-rise development in Taft Avenue in Ermita, Manila and Serissa Residences, a medium-rise community along Alabang-Zapote Road in Las Piñas.

The housing segment contributed P1.245 billion to DMCI Holdings’ total net income in the nine months ending September 2011, up 23 percent from P1.01 billion the previous level.

DMCI Homes registered a 25 percent rise in revenues to P5 billion.

The growth was attributed to higher margins as prices improved slightly owing to good product quality.

In its disclosure to the stock exchange, DMCI said its real estate arm is targeting to roll out at least seven new projects this year, equivalent to 5,800 units of fresh inventory.

The new projects will be a mix of mid- to high-rise vertical community developments, located in key strategic areas within Metro Manila.

Among these new projects include One Castilla Place in Valencia, Quezon City; Zinnia Towers (located along North EDSA, Quezon City), a high-rise development in another prime Quezon City location along A. Bonifacio St.; Verawood Residences in Acacia Estates, Taguig; Torre de Manila, a high-rise development in Taft Ave. in Ermita, Manila; and Serissa Residences, a medium-rise community along Alabang-Zapote Road in Las Piñas.

DMCI said these projects are in line with the group’s goal of providing top-quality condominium homes to young families.

The housing segment contributed P1.245 billion to DMCI’s total net income in the nine months ending September 2011, 23 percent higher than the P1.01 billion recorded the previous level.

Revenues rose 25 percent to P5 billion with the timing of completion and realization of sales from existing projects: East Raya, Magnolia Place, Mahogany Place 3, Ohana Residences and Rosewood Pointe.

The growth was attributed to higher margins as prices improved slightly on good product quality.

Sales and reservations grew 24 percent from P11 billion to P13.8 billion in 2011. Increasing demand for DMCI housing units coming mainly from new projects (La Verti Residences in Taft, Pasay City; the Redwoods in Fairview, Novaliches; Siena Park in Bicutan Paranaque and Stellar Place in Quezon City) pushed marketing sales to new heights.

Moreover, increased take-up from added phases in existing projects East Raya and Magnolia Place also added to the growth in sales.

One such project is the DMCI Homes Medical Mission CSR Program 2011 held recently in Brgy. Ususan, Taguig City.

Through the project, 250 less fortunate individuals from neighboring communities — where DMCI Homes’ Acacia Estates is located — became beneficiaries of a medical mission program sponsored by the company.

Acacia Estates, which is located also in Brgy. Ususan, is a 150-hectare land development comprising thriving communities of DMCI Homes, namely Rosewood Pointe, Royal Palm Residences, Mahogany Place Phase 1-3, and Cedar Crest.

The medical services offered during the day were: free medical consultation, free ECG those 35 years old and above, a health and wellness lecture, which covered topics like personal hygiene, proper nutrition, first aid treatment, and medical conditions like asthma, skin diseases, heart disease, and diabetes.

A nutritious feeding activity was also done for the younger recipients while free medicines (appropriate for patient’s sickness) and free multi-vitamins were given away.

Most of the participants for the day’s activities involved volunteers like DMCI Homes employees, medical and health practitioners from DMCI Homes, DMCI Holdings subsidiary companies and RGO Laboratory and Diagnostic Center, and officials and health workers from Brgy. Ususan.
